I am both an InterNACHI CPI (Certified Professional Inspector) and certified inspector through the ICA (Inspection Certification Associates). I also attend annual inspection industry conferences to maintain my level of attention to detail and stay current in industry practices.
One of the factors that motivated me to get into the Home Inspection business was driven by my doing inspections on the properties we were purchasing. I used my background and experience in buildings and building systems as an industrial facility manager and property management professional to guide me in my decision making on property purchases. Because I had looked the property over to my satisfaction, I was aware of the potential areas of concern. As a result I was prepared for upcoming costs and aware of potential defects, eliminating the surprises of home buying. I have since undergone specialized training and certification in the field of residential and commercial inspection, with the goal of passing along the peace of mind and satisfaction of understanding a properties condition to you, my valued customer.
Home Inspections generally take 3-4 hours to perform depending upon the size and condition of the property being inspected. I encourage you to be available to meet me at the end for a walk through and explanation of the findings.
This is a brief description of the procedure I follow:
I begin the inspection with the roof, building envelope, landscaping and vegetation of the property, then systematically move inside to the attic and work my way down through the house room by room, floor by floor through the kitchen, baths, bedrooms and living areas looking for any signs of water intrusion, structural, electrical, plumbing or mechanical concerns. I then proceed into the basement and examine the foundation, heating and cooling, sewer, plumbing, water heater and other building systems.
